We’re seeking an experienced Pre-Construction Estimator to lead the early stages of complex commercial and industrial builds with precision and vision.

Responsibilities

    • Be the face of Cummings Integrated Manufacturing during the Bidding, Proposal and PreConstruction / Design phase of projects.
    • Coordinate with VP of IM, Sales and Ops leads for bid prioritization, schedule creation and alignment.
    • Review and understand all the documents (drawings, specs, qualifications, schedule, etc.) make sure we are turning in what they want to see and have all cost items covered in our estimates.
      • If something does not make sense or we don’t know the answer, ask the customer or clearly indicate what we intend to include.
      • If you believe there is a better way, challenge designs and see if there is a willingness from the client to be open to different ideas.
    • Coordinate with Engineering Manager for Sales Package Plan drawing creation to provide within Bid Proposals.
    • Final review of all estimates and proposals with estimating and marketing teams.
    • Upon project award.
      • Send to Legal and IMLT. Help review PO/contract. Particularly the scope, schedule, payment terms and confirm awarded dollar amount. Ensure we get a signed PO/contract after reviews take place.
      • Set up preKickoff mtg. with IMLT, Engineering and estimating.
      • Coordinate with client and produce Schedule of Values (SOV) for the project. Send in first Bill to the client. (*Possibly more depending on PreConstruction phase length)
      • Coordinate with client and IMLT to produce a high level schedule with important release dates, send to site dates, etc. to push client for approvals and to give to subs/vendors for validation.
      • Send PO’s to long lead item vendors and subs. Use schedule to verify timelines form schedule can be met.
      • Coordinate with Engineering Manager for IFA Package. Get a schedule put together and coordinate with the client to ensure expectations are clearly defined from the Submittal process.  
    • Attend and lead meetings/calls with the Client or with Cummings Integrated Manufacturing Engineering and Operations teams on the front end of projects. Accurately communicate project progress, needs and answer questions as necessary.
    • Stay involved with projects until the project kickoff meeting when the IM Operations PM confirms they are ready to take over project lead role.
      • Provide clear direction during project kick-off meetings to ensure the PM is comfortable and understands where the project currently sits.
      • Ensure PM has what they need to be successful. Answer questions and provide a clean transition to the IM operations team.
    • Build relationships with our clients, vendors and subcontractors. Create the Trust, Credibility and Reliability that leads to return business / future projects.

Qualifications

  • 4 years of estimating experience in a Pre-Construction/Project Manager role
  • Must have experience with large commercial and industrial projects (concept to close-out)
  • Knowledge of all electrical, mechanical and plumbing systems
  • Expert computer software skills including Microsoft Office Suite (Particularly Excel)
  • Strong oral and written communication skills
  • Strong employment stability
  • Experience with Accubid and/or ConEst
  • Knowledge of Experience with AutoCAD and/or Revit
